Head of Property

Parklands Group is looking for an experienced and commercially minded Head of Property to lead our property strategy across our portfolio of care homes in the north of Scotland.

This is a senior and influential role with responsibility for shaping and enhancing our existing estate, delivering an ambitious programme of refurbishments and extensions, overseeing maintenance and compliance, whilst combining strategic property expertise with hands-on leadership and strong commercial awareness.

Your work will have a direct impact on the quality of our homes, the experience of our residents and colleagues, and the long-term performance and value of our property portfolio.

About Parklands

Parklands Care Homes has been a trusted provider of care for older people in the north of Scotland since 1993. Our 13 care homes across the Highlands, Moray and Aberdeenshire provide residential, nursing, dementia, respite and palliative care, shaped around each person's individual needs and preferences.

As we continue to invest in and grow our portfolio, our property strategy will play an increasingly important part in our future.

 The Role

As Head of Property, you will take overall responsibility for the development and delivery of our property strategy, ensuring our homes are safe, compliant, well maintained and provide high-quality environments for residents and colleagues.

A key priority will be developing and delivering a strategic refurbishment programme across our existing portfolio, alongside managing extensions and development projects.

 You will:

  • Develop and implement a comprehensive property strategy aligned with the Group's operational, commercial and growth objectives.
  • Undertake regular assessments of our property portfolio to identify investment priorities, risks and opportunities for improvement.
  • Lead, develop and support the Property Team, creating clear priorities and ensuring an effective service across the Group.
  • Provide strategic property advice to the Managing Director and wider senior leadership team.
  • Develop and deliver a clear refurbishment and capital investment plan across the portfolio.
  • Lead extension, refurbishment and development projects from initial concept through to successful completion.
  • Ensure projects are delivered safely, on time, within budget and to the required quality standards.
  • Work closely with operational and commercial colleagues to ensure investment decisions support the resident experience, occupancy, fee potential, profitability and long-term asset value.
  • Collaborate with internal and external stakeholders to create environments that enhance the quality of life of our residents.
  • Ensure planned and reactive maintenance requests are managed effectively and resolved within appropriate timescales.
  • Oversee relationships and performance with external contractors and suppliers.
  • Lead the Group's Planned Preventative Maintenance (PPM) programme, ensuring potential issues are identified and addressed proactively.

 About You

You will be an experienced senior property professional with a strong track record of managing complex property portfolios and delivering significant refurbishment, development and maintenance programmes.

Ideally, you will bring experience from care, healthcare, hospitality or another multi-site and highly regulated environment, although we are equally interested in candidates who can demonstrate highly transferable experience.

 You will have:

  • A relevant professional qualification, or substantial equivalent experience, in Building Surveying, Construction Management, Property Management, Facilities Management, Architecture or another relevant built-environment discipline.
  • Significant experience in property management, particularly refurbishment, capital projects and planned and reactive maintenance.
  • Strong working knowledge of Scottish building standards, property requirements and health and safety legislation.
  • A valid driving licence and access to a car and be willing to travel as our homes are located in Aberlour, Buckie, Cullen, Fortrose, Grantown on Spey, Huntly, Inverness, Keith, Muir of Old and Tain.

If you are excited by this opportunity and believe you have the skills, experience and qualifications to make a positive contribution to Parklands Group, we would love to hear from you.

Please send your CV to catherine.martin@parklandsgroup.com.
